Getting a lodger in, things to consider?

I'm looking at the possibility of getting a lodger in, since I've now found myself in the position of having 2 spare rooms.

So far I've taken into account:

- Checking with mortgage provider
- Updating home Insurance
- Gas safety cert
- House rules re. cleaning, visitors, etc.
- I will be using a referencing service

Anything else I 'm missing? And any thoughts from anyone who's had / has a lodger (s)?

Making life a lot more financially viable I suppose!

Pretty much this, since my gf has moved out, I'm now paying mortgage & bills on a 3 bed house on my own, which doesn't leave a huge amount of disposable cash. The internet is something I didn't think of, So thanks :)

With regards bills, I was thinking all inclusive to save hassle, but obviously would need to have words if they were having 5 showers a day & leaving all the lights on ...
