Gtx 970 some games not getting proper usage

The games in question are;

Heroes of the Storm (a lot of complaints for 900 series and this game) and Dota 2.

Within Heroes of the Storm even on Medium settings I get about 40-50 fps in intense teamfights where my friend with nearly the exact same build gets solid 60 on extreme.

Within Dota 2 the same happens, intense teamfight brings me down to 50/high 40's depending on how intense.



My build consists of a i5-4690k and the MSI GTX 970 along with 8GB RAM and the MSI PC MATE Z97 mobo.



Within CS:GO I can get around 150-200 fps even with DSR and msi afterburner shows near 100% gpu and cpu usage.

But in Hots and Dota 2 the gpu never goes past 50 and the cpu only reached 70 once.

I don't mind it not reachign 100% all the time, but not reaching 100% when I go below 60fps? That seems stupid.

I set prefer maximum performance in the control panel and there was no luck there.

I've tried asking elsewhere but nobody seemed to be able to assist.

Dota 2 used to cause me unending issues when I had an R9 290, mostly from the point of view that it is so undemanding that my GPU would fluctuate between 2d and 3d clockspeeds or halfway.

A tip to try for your 970 would be go into the nvidia control panel and change the power management mode to "prefer maximum performance" under the manage 3d settings tab.

Yeah I've already done that mate.

Sadly didn't seem to change much.

My clock speeds are always fine, working as intended. It's just the usage that doesn't rise.
 
In Dota 2 for me using 1 970 i get a locked 60 fps (vsync on) at 4K res with the GPU usage rarely going above 80%

CSGO fluctuates wildy - can be 90-250 depending one what is going on - also at 4K res with 1 970.

Only played HOTS maybe once ;)

Afaik SC2 and source engines are CPU limited right? Is your CPU overclocked and how about your mates?
 
Neither mine, nor my friends is overclocked at the moment.

It's weird, I can also run those games at 4k with dsr, but in the exact same spots I always lag.

I have a replay with a very hectic teamfight, on 1080p max settings I drop to like 49fps. At 4k I drop to 45fps.

It's really strange. No matter my settings I will lag and I don't know why.
