HELP!! Optimising GSYNC with games

Hi all,

Built my new rig Thursday (Haven't built a PC in 10 years!)

I5-4690k
GTX970 (OC cooler edition)
AOC G2460PG GSYNC monitor

However, i'm having a few issues with some games.

Skyrim - despite searching online and trying a few solutions, i'm still getting issues with flickering water and sound and crazy problems with the physics.

BF4 - flickering/artifacts - but only when sniping....

Any help would be great?

Latest drivers installed (359.00)

Gsync is on.

Most issues disappear in skyrim if I turn gysync off, but I get input lag!?

update.

I only get this issue running in 1080. If I set the res higher, it goes away, but gsync obviously isnt working (laggy input) as it can only deal with 1080p right?

I downloaded NVIDIA inspector, forced V-SYNC off and locked the frames to 78 max. The game still feels a little "slow" compared to running it unlimited, but the glitching has stopped.
