Help with new build

I've sold my current rig (sig). I managed to get market price thus sold.

12700k
Z690
16GB DDR4
3090
Gen 4 1TB
Gen 4 2TB
850W PSU


Looking to do a new build now. I only upgrade every few years so not worried with socket going EOL. I do care about heat and ideally running at lower rpm levels. looking at the new benchmarks for both platforms, I am not sure wether to go for 13700k or 7700x.


For the new Build I've already purchased the following:

CPU: Intel or AMD?
RAM: TG Delta 32GB DDR5 PC5-57600C34 7200MHz - Will this be compatible with AMD motherboards?
GPU: Waiting on RDNA3 to decide
WD 850X 1TB (OS) and 2TB (Games) Drives
Tt Toughpower GEN 5 GF3 1350W
 
AMD are known for extending the life of a platform so I would sway towards that. Memory you already picked so its a case of hoping it works or seeing if its on the motherboard qvl list for compatabilty.
Will I see a downgrade in performance going from 12700k to 7700x? Reviews are all over the place atm, some show 7700x on average still slower than 12700k in gaming while others showing it’s higher :S
 
To provide some context. The rig I sold was on an NZXT Razer S340 case. I wanted to move to a bigger case to accommodate a 4090. It took me forever to cable manage everything and the thought of moving it all to a new case and then changing the PSU again when the Tt ATX 3.0 PCIe-5 became available was the reason I decided I’ll just build new rig altogether. Opportunity came to sell it at cost price and I took it.

The new case I bought is a Fractal Torrent RGB.




I also wanted to move from DDR4 to DDR5. I managed to get the DDR5 kit as a gift so that cost is negated.

Now I have the option to go with either.

Here are two benchmark showing averages but both show different results. Maybe the 4090 is what it takes to show 7700x’s potential?
