House Extension Advice Needed

Hi

We're planning an extension to the house , we've just had approval back from the council on our plans. What we need to do now is get the building regulations drawn up and submitted.

I'm getting the building regulations done from the same chap who did our drawings and over saw the submission of the drawings to the council, he's quoted me £450 + council fees for the building regulation specs/drawings, is this reasonable? Can anyone comment who has had recent work done?

Depends on the size of the extension and at what rate is being charged. Need more info. For that price the company I work for would probably charge that for a small extension. Typically one storey relatively simple extension like a sun lounge / orangery etc

Where I used to work, we charged about £200 for building regs.

that's as cheap as you're likely to get imo - that's 1 or 2 days for a person and with the amount of fannying about involved now that's a decent rate

working it backward, if your extension is any bigger than about 10 sqm the fee is ok (very roughly!)

We charge about 400-450 for single storey regs stuff. The amount of work involved only scales down so far and we couldn't do it cheaper than that.
