Hi.

I'm looking for a house share in Manchester and only just thought, if I move into a house that has students in, I'm going to be paying more council tax than normal due to the fact students are exempt?

If you're the only eligible payer then you'll get a 25% single persons discount and that's it.... the students aren't liable for it - tis worth considering

This. I wouldn't go in an house share with students, maybe find some professionals and split the council tax. That does depend on if it's cheaper 25% with the single living, or cheaper with it splitting cost between people who pay.

I don't think students are exempt. If a property as several lockable rooms in it I believe it is the landlords responsibility to pay. I may be wrong though.

Students are exempt for paying council tax. If no students are living there then LL pays. If the flat/house is unfurnished then I think you do not pay for 3 months/6 months, or at all. I'm not sure as I've never looked into it deep enough. Councils now do charge for empty properties, especially commercial ie; business premises. They give 3 month exemption and that's it.
