Hello,

I've got a surveyor popping round on Monday to urm Survey my flat after selling it.

What kind of things to they look for? I've got a little damp around the windows, mainly from condensation. The numpty who purchased the windows in didn't buy any air vents for the windows. :(.

Is this likely to be an issue?

My father is surveyor, I could ask him later what the main points are if you like.
 
so this is a survey from the people who are buying your flat off you? if it is and there are serious (expensive) things to put right expect to be asked to either drop your selling price or put the stuff right before you move out. if i was the buyer in these circumstances that's what i'd do.
 
I had a survey done last week on my flat. It's purpose built so is only a mortgage valuation. The lender has to make sure they can sell it on again if the buyer defaults.

The house I am buying had a structural survey done, this flags things as damp, subsidence etc.

Sounds like yours will be a valuation survey, if he is there for about 30mins you know this is the case.
 
There will be nothing expensive to fix, it is a 1st floor flat. It is a survey to ensure (as Pinter75 has advised) that the flat is in good order structurally and that it is worth the price in which it has been advertised at.

Depends on what type of survey it is? if it's the basic one they are usually there around 30 mins or so and check for structural defects like cracks in the walls and roof problems but they also use a damp meter on the wall. the full survey can take hours iirc?

If the damp has left black mildew type marks on the walls try removing it with a cloth and a water/bleach mixture? also open the windows if possible and run the central heating flat out for as long as possible before the survey to "cook" the house and reduce the dampness?
 
Just make sure it isn't Lupus!

I wouldn't worry it's just to make sure there isn't something akin to bomb damage hidden behind a wardrobe or something. As long as the place isn't going to fall in on people it'll be fine :).
 
The damp is only near the windows from condensation. I've wiped it all off and painted around the windows today. It all looks fine. I'm sure it is nothing to worry about.
 
If its a standard survey from the lenders bank for the buyer then expect a 1 minute visit, all that happened with us is she looked in the loft and glanced at the kitchen, basically if its standing then its fine. You can get a more in depth one though but nobody tends to bother unless it over 35+ years old
