How to fix slow WiFi issues?

I'm a bit out of touch with anything to do with networks and stuff these days so I could do with a little advice / help on my WiFi issue...

I have Gigabit internet with my local provider in NZ, hard wired I get pretty much full speed which is obviously fine. I've recently moved into a new house and aside from running a 20m cable down the stairs to the router, I am unable to neatly hard wire without starting to rip into walls and channel cables and frankly, I'm too old and can't really be bothered to do that, so, I have my Asus ROG Z790 motherboard which as a built in WiFi 6 module, and I had been trying to use that since I built the computer a couple of years ago and I never really got anything more than 25/30% of the speed I should be getting wireless(ly), though I always had a full WiFi signal as the router (an Orbi WiFi 6 router) was only about 6 metres away anyway, but I still suffered with slow speeds, which would be remedied if I plugged a cable in.

I put it down to it being just the cheap antenna that was provided by Asus in the motherboard box, so I upgraded to a new dedicated PCIx Gigabyte Aorus WiFi 7 receiver the other day with promised capability of up to 5800mbps bandwidth, surely plenty for my 950 down right? Negative sir!

What should I be checking to make sure i'm getting the fastest speed possible as surely with the equipment I have I should not have any bottlenecks?

I'm so confused. So you can't run a cable to the router as it's downstairs (fair enough) but then later you talk about being 6m away from an Orbi router at your PC? Do you have muliple access points or something or moved the PC temporarily?

What is your WiFi signal strength? Channel width set ok?

In my old house, I lived on a single level, so I had a cable I could just run to the router temporarily when I wanted to boost my internet speed.

The router was provided by my ISP, and still should easily be sufficient in providing the 1gb of transfer speeds I am provided with though. The new card just happens to be Wifi 7, and I bought it because it's a dedicated card rather than just an add on like my other one.
