HTPC and Gaming build guidence

Hi,

I'm looking at building a HTPC/Gaming rig for my living room. My needs are;

Small, nice looking case (it will be on display).
Play games through steam. i'm looking for 60 fps for almost all games
the htpc will be connected to a 40" Samsung smart TV.
Plex server running 24/7, so power consumption and heat needs to be kept low.
Powerful enough to hold multiple streams in house and when away from home.
Able to transcode 1080 streams to devices.

My build so far is;

CPU: Intel Core i7-6700K 4.0GHz Quad-Core Processor - £305.00

Power Supply: EVGA SuperNOVA G2 550W 80+ Gold Certified Fully-Modular ATX Power Supply - £70.97

Optical Drive: Slimline Blu-Ray 6x BDRW / 8x DVDRW (Possible extra but i'm struggling to find one that i'm 100% sure will actually fit. probably be an install if i have room after build.)

Total: £1513.07 - excluding optical drive

This is my first HTPC build so i think it might be overkill, but i'm not too bothered with the current cost aslong as it will run smoothly, as required and not add a rediculus amount to my electricity bill.

My main concern is heat and power consumption. I've calculated that it should be about 375-400w so the 550w power supply will be more than adequate. Wasn't sure if this was too much though. does anyone know if something like this will cost a lot to run 24/7?

Any suggestions for improvement would be great. My priority is to create the plex server and gaming is an added bonus since i'm looking at getting rid of my current pc. i have a NZXT case and it's just too big for what i want.

I would change the i7 for an i5. Not point having an i7 unless you are going SLI which obviously you wont be in a HTPC.
 
Thanks for the advice :) i'll look them up just now. Any advice on quiet fans to keep components cool? i think i might need to add a couple but i want to keep the noise to a minimum.
 
Just be aware that the i5 can bottleneck some games at 1080p with a GTX 1070 (Assuming your TV is 1080p and not 4K).

I don't mind pay a bit more for the i7 so I'll keep that. I'll update my gpu and ram.

Thanks mickyflinn. I was looking for fans but I didn't know what would be quiet enough. The CPU fan goes up-to 2000 I think. But I guess that's full on high spec gaming.

What is everyone's thoughts on the motherboard? Is it better to go for the z170 instead?
