i5 6400 to 6600K?

For gaming at 144hz 1080p, would this yield significant gains?

The rest of the system is Asus z170 sabertooth, 16gb ram, r9 nitro fury.

And is going i7 6700K instead a no brainer?

You would gain some fps with the 6600k maybe 10fps but have you not considered a gpu upgrade instead you would see bigger gains that way:)
 
I'm on a 6500 and sometimes regret not going for a 6600k instead, but depending on your BIOS you can overclock the non-k models, some people have got quite good results even with the 6400, have a look on youtube. If you've got a decent cooler on there you might get away with not having to upgrade.
 
Ah :( if you need to upgrade then I'd consider a 6600k and a decent cooler, it'll be faster out of the box plus the ability to overclock, an i7-6700k seems overkill compared with the rest of your system though. I can't justify upgrading from a 6500 to a 6600k myself, as I can O/C my 6500 and I don't "need" the extra performance yet.
 
Yeah I bought a decent cooler with the intention of ocing the 6400 before I realised there was no bios for my mobo so I'm pretty much good for ocing the 6600k
 
If you swapped the other motherboard, the other one he got would probably have a code linked to it anyway.
I'm guessing its cheaper to replace the mobo, but a lot more hastle.
The Z170a krait gaming I have is white and I'm pretty sure it has a non k bios, I'm pretty sure its a lot cheaper than yours as well. There must be lots of white motherboards, although personally I went with a k as I figured its a guaranteed overclock without any of the issues attached to BCLK overclocking, the main one for me was the voltage dropping, but whatever the OP is happiest with really.
 
I ended up going with the 6600K. OC'd at 4.4ghz without even upping the vcore and it seemed stable in every day use. Temps were low even at full load for I upped it to 1.25v just to be sure. I could push the clock higher but my CPU usage isn't getting close to maxing out anymore so no reason to.
