During the early hours of the the morning some one thrown something at one of the bedroom windows at the front of the house. The window is double glazed & the front part smashed leaving a big hole & cracks in the window going all away to the frame in each direction. But thankfully the inner window didn't smash.

Iv called the police & have given me a crime ref number but are not coming out as no one saw anyone do it.

Iv called my landlord who is not coming out until tomorrow to look at it. But he did say that any broken glass that i have to pay for. Is this correct even tho i didn't brake it or does he have to pay for it & is just trying to on with me to save him self a few £'s?

Have you looked at your contract? I would have thought the landlord was the one who should pay - especially as you didn't cause it.

Have a peek at your contract. I'd be very surprised if there isn't a provision that the landlord is responsible for repairing the property.

You should still have contents insurance as a tenant, The landlord should have buildings insurance, depending on whose insurance covers broken windows (I'm not sure, but would assume the buildings insurance would.) would depend on who is responsible (I would hazard it's the Landlord).

Depends on your contract however, so I would look at your tenancy agreement forthwith.

Thanks for the replies every one,

Got to get ready for work now but will have to get my contract out in the morning & check over it before he comes around

I would have thought the landlord would be legally responsible regardless of what any contract said

Doesn't matter what any contract says, in this scenario the landlord is the one that will have to pay to fix this.

Unless there is a statutory requirement the contract can state whatever it likes and both parties who agreed to it would have to abide by it.

I don't think there is a statutory requirement regarding who pays for criminal damage.

As im at work all night, could any one do me a favour please see if there is a law out there that would cover my ass even if the contract says other wise

Cheers
