Sadly because of Ddr4 prices this is going to be an expensive upgrade as you can't use your ram. On a plus point though, being one of the best Ddr3 CPUs, the 4770k does have a good second hand value.Looking at upgrading motherboard and cpu and ddr any help for a gaming pc? Thanks
The 8 core cofeelake coming out in october would be a great upgrade.
Personally I would wait for that.
I'm in the same situation and I have the itch to upgrade. But when I run MSI afterburner I see my CPU isn't particularly taxed, and this is at stock settings - the highest I've seen is in AC: Origins which was 60%. This is with a 390X which is pretty much flat out 100% in every game at 1080p 60fps, and 'only' 8GB of DDR3 2133MHz (which goes up to about 6GB in use in GTA V and AC:O). What GPU and monitor do you have? I just can't see any point in it for gaming just yet, especially as I can overclock (again).
Edit - huh, it's more like 75% utilisation when stuff is actually happening in game. Guess I'll look back into overclocking it!

I think changing voltages you could do even 4.2ghz or more
