Irregular Voltage readings on PSU?

Mornin' all, just been checking readings on my PSU (OCZ PowerStream 520w PSU with adjustable Volt rails) and noticed that there is irregularity on the 12 and 3.3 v rails...Also noticed that they are a little lower than should be...

I have noticed a few mini-pauses when using my CPU/GPU intensive flight sim, but that could be down to drivers, memory settings etc .

1) Should I turn up the juice a tad on both rails in question?
2) Are the Asus Prob software readings accurate(compared to the BIOS readings for example)?
3) is this a sign that my PSU is starting to give up the ghost?

My System: Opty 146 @ 2.65/ 1.425 Volts, 2 gig Ocz DDR PC 4000 ram, X1950 Pro AGP, Dvd burner, X-Fi pro.

After adjusting Voltage as best I could:

Still getting fluctuations in 12V but not has bad as before...
