Lag when playing games

I've recently upgraded my CPU from an i5-7400 to an i5-7600k, I've also got a gtx 1080, 16GB of Ram and decent cooling.
Whenever i play games like Rainbow six Siege i get 20 fps and i really cant figure out why at all. With this sort of setup id expect a good amount of fps.
Any ideas as to why this might be? Really trying to figure this out and struggling. If any more info is needed please let me know.
 
I may be wrong but the i5 7600k, is that enough for gaming nowadays for higher end games? I doubt it is tbh mate but others will confirm. May depend on the resolution but quite sure i5 doesn't cut it anymore. (I may be wrong, wait for others to post). I know games are utilising more cores now, not sure if the i5 does well on games or not. What resolution is this on?

Hopefully I am wrong with what I said and it's just another buggy title from ubicrap.
 
Your spec should certainly be delivering better performance than 20fps there, unless you're at like 8k or something bonkers. Get some sort of hardware monitoring overlay running such as MSI Afterburner and see what's hitting 100% while playing games. It sounds like something's not operating properly (thermal throttling for example) or misconfigured.

:Edit: Unless of course you're experiencing issues only with Rainbow Six, in which case it sounds much more like a specific bug with that game.
 
Like mentioned above get some software to monitor usage, there's a chance it could be CPU related..

Have you got all the latest drivers for your GPU? Probably not the issue but always helps to keep these upto date
