Landlord problem

Hey people basically need some info on law regarding this situation, i live in a 7 bed student accommodation in Kingston.. last night quite a bit of plaster fell off the ceiling outside my room and down the stairs... What is the landlord legally have to do?

TBH what we want is the carpet professionally cleaned and a professional to come in and replaster the ceiling
 
Assuming you had no part in the plaster falling off, then they're obliged to fix it up. I wouldn't wade in asking for everything to be 'professionally' cleaned as that might get their back up, but they should definitely be fixing the plaster and tidying up after themselves by whatever means.
 
So what's the problem with the landlord? Have you even asked what they're planning to do?
 
he is coming over between 6-7, im just wondering what is our right.. so that what he says hes going to do and what we ask for/expect is well with in the law tbh
 
Also there was a leak at the point where it fell for a few days, he came round yesterday and fixed the issue.. personally i thought he had to bring a contractor in to do these problems?
 
No contractor needed unless it is specific for the boiler or other things that need specialist and qualified engineers.

I rent my old gaff out and anything I can do myself I do.
 
I would wait until he had been and told you what he intends to do before you post you have a "problem with your landlord" on a forum.

It seems that you currently have a problem with the ceiling, not the Landlord.
 
whats the problem in seeing what i should expect?.. he is not going to see this thread and i had a look at the laws but seams a bit complicated to read through in less than an hour... im the kind of person that likes to know the outcome or possible outcomes before something happens

Dude you live in a student house, wait until the end of term when you have to pick random pieces of sick out of your carpet.

Man up ffs.
 
Man up? if you dont have anything constructive, we pay quite a fair bit the property.. big difference between having sick in the carpet and part of the 2nd floor ceiling falling down... I shall see what the landlord says

Man that was hard to read.

Basically what I am saying is that if you are being a girl over some plaster that has fallen down, what are you going to be like when you have to clean up sick and all manner of nasty things post student party?

Your making a mountain out of a mole hill what with your 'legal advice' and you haven't even spoken to the landlord yet!
 
yeah when i meant professional cleaning.. more like giving us a carpet cleaner so that we can make it better than a blue carpet being brown tbh

Read your contract :p
If the contract is legally binding then you already have your answer...

I doubt it unless it's in your contract, if he fixed the problem why should you care? - you don't need to be Corgi / Gas Safe to fix a leaking water pipe. A contractor might take longer to arrange and it's far better to fix a leaking pipe as soon as possible rather than risk it causing further damage.

I meant no offence, what I meant to convey is that currently you have no problem with the Landlord and if he comes around, arranges to fix the ceiling and have the carpets cleaned (or at least put into a reasonable condition) then you have no need to resort to the law.

If you go at him with "You have to do this or that, because the Law states this and this" then all you will accomplish is getting his back up and that helps no-one.

Wait until he had told you what he intends to do and then post back and we can give you some proper advice based on the situation and not based on what might happen.
