Lanlords and rules...help!!!

I've a right muppet of a landlord.

Whats the rules on the following

Him randomly coming round...no warning given

Him TXT'ing me an hour befor he let others into my room to show them it befor i have moved out

Hand writen nasty notes under my door

Demanding me to move out in 4 days when i was working away

I've just been deemed ill, bed rest, hospitalised for the next month due to back injruy where do i stand on him trying to get me out

I really need to wave something at him to prive his in the wrong asap
 
Yeah but are there not other things than just that.

Oh one about him going through other to get hold of me when he has my number
 
I'm fairly sure he has to give you at least 24 hrs before coming round, be it with people or on his tod. Not sure about your other questions though mate
 
I too was sure he had to give me 24 hours no matter what.

Umm looks like i might have to have a word with the HMO's about this guy then
 
You have a right to quiet enjoyment under the terms, meaning if you have fullfiled your contract (pay rent) then he should leave you alone.
 
I'm currently renting. He is not allowed to enter the property without 24hrs notice. Even then you are within your rights to rearrange the appointment. Depending on your contract then he will not be able to kick you out with 4 days notice.

He sounds like a nightmare landlord and personally I'd expect him to make up excuses to keep hold of your deposit when you leave. So maybe a good idea to not pay the final months rent and let him keep it.

Actually, its Reasonable notice, the time frame however should be stipulated in the contract and there are exception for emergencies.
 
If you want to be a real hassle for the landlord/lady tell them that you won't pay the rent and let them apply for a eviction notice.

Once the eviction notice starts you have 3 months before you have to move.

This only applies if you are paying monthly, weekly and fortnightly rent payments have different time scales.

The landlord/lady is NOT allowed in the property unless of an written warning or an emergency. The landlord/lady cannot kick you out if you don't want to move without a court order. If any trouble arises then call the police.

This information was from the council approx 3.5 years ago when I had a idiot landlord who tried to kick us out!

Put the snatch on, and/or leave keys in the lock.

When he knocks or phones to try and get, just put the ringer on silent and ignore it.

I'd do what Paul (above) said, and sit tight for three months, TBH. :)

You don't with an injured back, just lay in bed.
If you really want to stand on him, I recommend standing on the twins.
