Just a heads up, I got the Arctic Freezer and ordered the LGA 1700 from them as well and it turns out I also need to order a new cover for the PCB as there are issues with them and ASUS motherboards

Mind if I ask your current outlay on the new tech. CPU, mobo, cooler ram etc anything else you've had to buy to get it all to work? You ok to list what you've got so far. Would like to have a look at cost to see if it's worth it for me

It's more than I wanted to spend:

12900k - £599
Asus ROG Hero - £520
AIO - £250
RAM - Can't find expect £250-300
Case - £120

Those are the big items

Yep, not many air coolers gonna fit on that surely.

Makes me wonder why the M2 heatsinks on z690 are massive and why RAM needs active cooling.

Does this men pcie5 SSD's are expected to run even hotter than gen 4 and same for DDR5?

The only saving grace for this particular board that 99% of people who buy the Gigabyte Extreme would not even consider air cooling, most would be water cooling.

Ddr5 runs cooler. Just aesthetics....

This new socket from intel is really causing some problems with coolers not much planning going on here.
AFAIK, these distances around the socket aren't standardised. I feel it's a little unfair to blame motherboard manufacturers when these ridiculous air coolers are taking up all the space!
