i did it with my friends at uni (my being the landlord).
Other's experiences seem to be better than mine but it pretty much ruined our friendships over the 2 years we lived there. I made the mistake of not taking deposits, as I trusted them, which meant when stuff did get broken no one would own up and I had to fork out.
I was also responsible for the bills. This made everything my responsibility, which I didn't mind, but gave them the perception that i was "Dad". Given their personalities they just took the **** and did nothing to help around the house etc. even when it was their stuff in a mess. Even something as simple as the girls taking their hair out of the plughole after a shower met with snide remarks and they never did it.
I wouldn't do it again but I can see how it might work. All depends on who you have and how long you've known them for I guess.
