Loft leak

Hi, when I entered the loft today I spotted this:



They look like water/damp spots

Without seeing the outside on the top of the roof I guess it is hard to diagnose

Anyone had anything like this before?
 
Our recent survey found something similar and suggested it was the 'flaunching' the concrete topping around the chimney pots on the stack that had weathered allowing water ingress.
Cost £100 ish plus access cost.

One possibility?

Could also be the lead flashing or pointing around the stack.

But never happens down here in the south east.
 
Had something similar in my old house. Only showed up when there were heavy downpours but it was a mix of the flaunching needing to be renewed and the flashing with a bit of pointing too.

Cost me about £120 to have fixed if memory serves (North west)

That is the bulk of the cost. Probably a scaffold platform if that high. Maybe adds a couple of hundred for hire or find a roofer with his own kit.
 
Any reason why this couldn't just be water entering via open chimney pots? We had "pepper pot" caps added to ours which stops the majority of rain but still lets a small amount in.

Could be this but I do wonder why it has started now and it was fine before

Tell you what, it is a good job I went up to take a look otherwise water would probably end up wetting my bedroom
 
It was a clear day for 10 mins and i took a look up. I think I can see some of that lead flashing stuff when it is in a triangle shape actually come away from the brick and sticking out

I will get someone up there to take a look

How long is flash leading supposed to last?
