looking for upgrade advice

I'm now looking to upgrade the CPU and GFX card (had a 770 4gb originally).

What i want to know is can the system i have be upgraded to: Intel Core i7-3770 3.40GHz (Ivybridge) Socket LGA1155 Processor (77W) - Retail

Will the heat sink and fan thats on the system already be good enough for the i7, i won't be over clocking or anything like that. just running it pure stock.

Also im considering upgrading the GFX card, possibly. Currently i have a Gigabyte 770 4gb card (which isn't listed anymore oddly). Originally i was thinking of getting a 780ti, but from the looks of it the 970 (can't afford the 980) is just plain all round better than the 780 and also cheaper.

So yeah, thoughts and advice please!!

Oh yeah, quick Q. I got given a copy of win8.1 and made the mistake of installing it. Is there any way to downgrade to win 7 again? Or is it a full reinstall needed

Why do you want to upgrade to a 3770?
The chip you currently have is perfectly fine, also the 770 is still very powerful?

Are you seeing decreased performance in games?

Pretty much. Playing shadow of mordor and to get smooth gameplay i'm having to drop several things to medium and the rest to high. Can't play on ultra. Same is likely to be true for some of the other games i've got my eye on, they all have reccomended specs of i7's
 
A 770 will happily run the game, it is quite new so would expect some optimisation to take place first, an i7 is very far from required to run games smoothly.

Don't be suckered into to 'recommended' specifications when you have decent kit.
 
Thing is i ran the benchmark for the game. With the lower settings i'm using i get around 70spf with the odd dip to 50.

If i try the ultra it drops down to 34fps with frequent drops to 8fps. Also runs laggy as hell
 
Swapping to a 3770 won't help - looking at benchmarks your CPU is not being stretched - it is all in the GPU.

GPU would help, but you may find a driver update will make it fine in a month or so.
