Looking to build a small quiet gaming PC

I'm hopefully going to be building a new PC in the next few days. (This is conditional on my iMac selling)

I want to build something that is small and unobtrusive. How small and quiet can I reasonably go?

I want to build something that will have enough capacity for an ITX motherboard with a Skylake i5 in it. I want to add a decent graphics card to it as well and have a case that offers scope to include a different graphics card in 12 months time. I have no need for an optical bay, but I do want enough space for maybe a 3.5" HDD and 2-3 SSDs

What sort of case should I look at? How limited on PSUs am I going to be?
 
Depends on size and budget really. Also what form factor PSU you want, what GPU you are thinking of (they do small GTX970's, AMD nano)
