Looking to run HDMI + USB upstairs for desk setup and keep PC downstairs.

I'm looking to run cables upstairs, I think I need HDMI + USB + Lan, unless I can get all this merged into one? My motherboard is B350F so no USB-C port.

I'm looking for the most reasonable cost I assume 15M HDMI 2.1 cable and at that distance would need to be optical? USB cable from PC to a hub? Not sure how much for the cable?

This is to connect to a Dell 165Hz 1440p display, saying that it's limited to 144Hz on HDMI, 165Hz DP, so is there a DP 1.4 15M length possible?

Re common question "Why not just have PC upstairs?" - I enjoy couch gaming and playing PC gaming on my OLED TV with the full 5.1 setup but sometimes gaming at a desk for some games is nice, and I don't want the outlay of 2* equivalent PC or a highly expensive laptop.

You'd be better looking at a fibre extender boxes that will send both USB 3 devices and your DP/HDMI video signal at your resolution over a single fibre cable. Easy enough to find online, and most look a bit like hobby boxes to me. Not cheap, but definitely one of the cleaner solutions I've seen being used.

You can run hdmi and usb over ethernet. You just need the adaptors.
This will work but I don't think you'll get much higher resolution than 1080p since HDMI is restricted to something like ~3.7Gbps. Bandwidth could be an issue depending on content really. I think personally if I was going to the lengths to run cables around the house, I'd want to future-proof it as well to some extent.
