I'd just flat out pony up the extra for a 9800X3D if you've a flexible budget and only game.

The motherboard is an odd one, could be worth going for a 48-64gb set depending on the games you do play. While 32gb is fine in most instances there are titles that benefit from more, especially if you ever mod things. Cities Skylines for example will use as much as you've available and still be left wanting if you go nuts, and there's a few others out there to boot.

Spending £400 on a motherboard is insane in this sense given you could spend half as much and get more RAM and a stronger CPU for the difference.
May I ask, are you building a streaming rig? If so that isn't just gaming and would skew suggestions a tad.
Mostly just streaming games
From what you've said there, that seems like an unnecessarily high-end board? Is there a feature I'm missing that you need?
Lane sharing I think. I dont exactly know the term but its like, If I wanted to stick more nvme's without hindering the performance of the gpu. But yeah, I could downgrade the mobo a bit and go for what Gray2233 recommends. And a bit future proofing for upcoming games like gta6?
Thank you
