low end spec for RPG's

Hi guys a friend of mine is after a low end pc to play RPG's alongside me.

Mainly Wow and FF Realm reborn.

Budget is very low at £400.

He did start off wanting a laptop with this budget but I advised him that to play games on a laptop that's worth £400 is near enough impossible, unless I'm mistaken. Must be brand new.

I have given him all the other bits including an o/s, this is just for the pc itself.

With the specs would you be able to give a rough estimate on what the fps will be on low, med and high if it is capable of doing so.

managed to get it down to £440! cpu not much slower than a 7700k amd apu but allows for upgrading all the way up to a i7 4770k, crossfire/sli capable motherboard with plenty of spacing between gpus (though may require psu upgrade) and a decent gpu, way better than an apu build at graphics. my mate has a similar spec is a regular wow player and other games, can run everything on high at a playable frame rate at 1080p.

forgot optical drive but you can dl everything these days, if you want to add one there like 16 quid! you could probably save a tenner on the case but would be less room, maybe another tenner on a lower wattage psu. you could probably get away with 4 gigs of ram still to save a fair chunk but not ideal for future but its easy enough to add another 4 gigs however!
