Gaming and light rendering for his college course ( he is going to do game design when in uni) and he wants to use it for that sorta stuff

Go for the i5 spec (though I would use the OEM version and buy this cooler). Also, get this graphics card, it's a good chunk faster in games than the 5770.

Also, this RAM looks great and is at a good price.
