Man Cave on a budget.

You realise a lot of "old builds" won't need 8k of work plus furnishings? A lot may have new pipework etc and may just need some new paint and carpets etc.

I can appreciate you may want something "new" however. (but youll be paying extra for it over an old build!)

Most the houses around here that we'd be able to afford are pretty meh to be honest, at the very least they want a proper new kitchen and the ones I do find really nice are in such dire areas my girlfriend point blank says no :p

The extra on the new build ends up being worth it to us ultimately.
