Mini pc's possible issues?

Get a properly designed one and you won't have any problems. I have a Shuttle SB51G which has given me over a decade's sterling service with all sorts of GPUs.

Because LAN gaming requires being able to run games and also be small enough and light enough to take with you - many people in the small PC market are there as they want to be able to take it to LANs so it's a selling point. Doesn't mean anything bad, don't worry. They should still be fine to run for hours.

Being smaller does limit cooling a bit of course, but a well-designed small PC can still run cool enough to not throttle, so will perform as well as a larger case. You may not be able to push as far when overclocking as you reach the thermal limit quicker but I don't get the impression from your post that this is a major concern for you? I've not looked at any of the systems linked to comment on if they're well designed or not, maybe someone with experience of the systems could help you there.
 
Lan Gaming PC is a sales Gimic, It just means that the PC is small and easy to manoeuvre.

Mini-ITX and mATX systems is all about cable management. You need to make sure those cables are out the way for airflow to get around the case. You shouldnt have any heat issues really with the modern cases for airflow.

Two good cases are the:
Corsair 250D
Bitfenix Prodigy

The CON's to mini-ITX gaming are

Expansion - You can't add an extra graphics card at a later date for SLI gaming. You will just need to improve the current card.

1 more thing = cpu fan , what is a nice quiet/cool cpu fan for a mini pc? the stock cpu fans seem quite loud to me... i have a cooler master in my normal pc and its big , i dont think they fit in mini pcs?

i wont be building it , i will be buying it ready made from overclockers.....

The CPU cooler you can use is really going to depend on your case: some will restrict the height completely, some might take a taller cooler if something like an optical drive isn't used and some small cases are designed take bigger coolers. The best thing to do is pick a case first and then figure out what will or won't fit.

If you're getting OcUK to build it you're going to be restricted to whatever they offer, not sure if any of them come with a choice.

You probably want one of the fluid coolers - the Corsair H80 etc. Not sure if that's the right size, though. Make sure your GPU uses a blower fan, too, so the hot air is exhausted rather than blown into the case.
