Looking at the plethora of different options, a lot of Marketing blah, blah, blah on many.

looking at Asus Prime at the moment and struggling to understand why the ROG Mobo's so much more expensive.
Not looking for fancy lighting or bios options that will never be used, just best technical spec possible to maximise hardware config options.
Latest technology where possible, maximising Pcie and M2 slots

WiFi & BT - not important, managed via separate card
Networking - 1Gbe fine will add 10Gbe card in future when I finally upgrade my switch

Looking for best bang for buck, have always used Asus or Gigabyte over the years but open to any other suggestions.

And don't get me started on waiting for new AMD options, :) when they are released other options will be the new waiting game, there is always something to wait for......
unless there is a significant change due soon which will impact upgrade paths over next few years not worried about waiting

You're paying for the ROG brand!

I think the general consensus on here is that the Z390 Aorus Master is the best option. I have one and it's rock solid.

Thanks for advice !! I am sure there have been many discussions, recommendations are great, far easier than blindly comparing specs & marketing nonsense :)

If you want a decent entry level Z390 board then the Gigabyte Z390 UD is pretty good. It will handle a 9700K (and a 9900K at stock). Has good VRM's compared to anything else at the same price point.

My basket at Overclockers UK:
Total: £130.49 (includes shipping: £10.50)

You can't go wrong with any of the Gigabyte Z390 boards though.

The latest bios improves things a lot, but visually it could be prettier I guess. How many of us really spend that long in a bios though?
