Has ayone had to deal with buying a property of people using this type of service?
Me and the gf have found a property we want to put an offer in for.
The current owners are buying a retirement property which is due to finish being built in August. As part of the deal they are using the moving made easy by Mcarthy and stone.

This means the house is currently up for advertisement with 3 different agents using the highest valuation from several assesments. This in my view is starting to make the offer process difficult.

Firstly we must make an offer with the agent who then put the offer to the moving made easy company. They then may decide to deal with us direct.

Does anyone have any advice with dealing with these services? Google fu is failing me right now. :)

We are wanting to offer a good 10% lower than the valuation as there is only two months until they must complete and this is what we feel the market in the area values the property at.

My understanding is these are assisted sales and marketing rather than part exchange, so it's still down to the owner to decide whether or not to accept your offer. They should have been given a realistic valuation for a quick sale.

The market is all over place at the moment, depending on location.

If you want to get it for 10% under make an offer 15% under and ask for them to come back with their best price, then go to 10% under as a final offer. Make your position clear if you can complete flexibly - new builds often overrun.
 
Thanks for the reply, that confirms my thoughts.

Our biggest advantgae is they want to move in 2 months and we are totally flexible with no chain. We have just had conflicting information from two estate agents but no surprise there...
Apparently the company made them have three valuations then uses the highest.
