Need advice big time..

Hi peeps.

Well me and the girlfriend are moving up the north east as she has a job where she is a few grand a year better off and we are currently looking to rent somewhere as we cannot afford to buy a house.

We have looked at a rented place up the north east and would like to go through with it but as this is our first rented place together the estate agents(pattinsons) up the north east have said because of this fact we will need a "garantor" which is obviously someone who can cover you if you should for some reason default on the payments.

My father has agreed luckily for us to do this as this would be our first rented place and he will only go through with it though as long as he does not have to give any bank details away in the garantor application which of course he would need to fill out as we would as prospective tennants.

Does anyone know who maybe has/or is in this position roughly what details the garantor has to give away when applying?

My other half is gonna ring the estate agent tommorow asking about this and getting somewhere means i myself can move up there sooner rather than later as my other half is now definetely commited contract wise to her new job.

The house is lovely for the price and its in an area im very familiar with and would be gutted if we could not get it because of this technicality.

Hope someone can shed some light on this and that lot made sense.

My Father is my guarantor and was not required to give his bank details. He was required to prove his income (P60?), provide a reference from work (didn't bother with that), proof of ID (passport/drivers licence) and then a utility bill. :)

@ OP, a guarantor wil need to give financial details / bank account details as a guarantr basically guarantees payment to the leaser of property, basically, if you do not pay, your father will have to without choice. It's your leasers guarantee.

Can't say I have ever needed a guarantor for a rented place. Sounds weird to me. Unless things are diffrent up north.

Most need a reference, but not a guarantor.

Also you generally get it cheaper going private, usually a lot less hassle as well.

Remember when you do move in check the intenory and get a digital camera. take photos of every single little defect. print two copies keep one set. Attach the other set to the intenory and give that back to the agent/landlord.

When you rent a property, credit checks and reference searches should be done on both yours and your other halfs names. If for some reason they dont come back 100% satisfactory a guarantor option is given. We take as much detail as possible, Address, numbers and so on.

Thats how we operate where i work anyway.

If we get through our first six months i think and our first term then after that we should be fine as a second term(another six months lease) would mean we have rented before.

I suppose by the sounds of it each estate agent does it and requires varying amount of details etc.

If its bank details though in this case we are screwed for getting this one.

Mmm, the agent shouldnt ask for bank details just contact details and a nice sig. Most of the time if someone misses a payment we phone the guarantor and request the payment off them.

It also depened if the agent is acting as the property manager, or if the vendor is dealing with the payments themselves.

I wish my agent was as relaxed as that, needing so few details :( Even so, in this case, if you (the OP) are asked for the same details as me, at least your Fathers bank details won't be required.

Credit checks weren't performed for any of us. It was simply, here's some guarantor forms at the same time as they gave us our own forms.

Well she has filled her application form in and i have to do mine yet.(because she has brought the application form back down here with her).

She did ask them briefly when they rang up and they said that even when i fill my tennants application form out with photo id and checks etc we would still need a garantor.

I guess we will have to wait till tommorow till she rings them up from work down here.

Sound advice my mates just lost a grand for failing to do just that.

Have a good read of the contract and know what you have to do and what they have to do as well ie garden, roof, maintainence, insurance et, who takes care of breakdowns in central heating for example.

All these details, good luck, I'm glad i'm not renting anymore.

Oh yeah damien the other thing my father was asking was if me and my gf were to miss a payment(again im 99% sure we wont) how would he go about paying a missed payment?.

One other thing can you pay the entire term(six months rent) at once to completely pay off your first term if you was willing and had the money and was completely happy with the property thus basically a gaurantee that the tennants can pay there first six months or has it goto be by a month by month basis for the six month term.?

Thanks again all for advice and answer's etc and trust me if we could afford to buy a house we would but im moving up to the north east with or without a job at the start of feb its her increased income thats initially gonna allow us to do this so anything at all i get when i finally move up north is a bonus.(currently have asked for a transfer to one of our department stores up the north east but it depends simply if a vacancy of any kind becomes available up there.)

Well again im not sure how your agent works, but our process is;

1) Payment missed, we phone tennants initially to try and resolve.
2) If unable to contact or unsucessful conclusion, issue a letter.
3) At the same time inform the guarantor.
4) Phone a few days later asking for payment arrangements, and we go from there.


And yes, most agents should take 6 months rent up front.

Sounds like a good plan matey, that way if your short one month your old man wont be issuing your notice. :p
 
Out of intrest. where abouts up here are you moving to mate? :)


It will be gateshead(yeah i know about the rivalry footie wise between tyne and wear!) and hopefully all will fall into place sooner rather than later.

Its just ill be convinced this is actually gonna happen once we have secured a place.

I know these things have lots of twists and turns and i guess we are starting to find out for ourselves:eek:lolo
