ok .... this is abit hard for me to post as it’s about my best mate. Only found out Saturday....

He took voluntary redundancy a year April gone. He rented his own house and also was mostly over his gf house ... also rented.

He’s had health issues and been suffering VERY bad depression. I wasn’t getting to see him as much as I used to.... maybe once or twice a month. Now I knew he was mostly over her house. But after having a few drinks on Saturday, he told me can’t afford hisrent and not been there for weeks . Pretty sure said locked out.

He also said he’d left everything there . Now he’s got some expensive stuff electronics wise in that house. Is there a way he can get these items? I want to leave a letter in the house for the landlord to contact me. Will that work ? Anyone know the legal standpoints?

Any help would be appreciated.

How long is 'weeks'. If it's only been a few I doubt he has been officially evicted yet, the landlord/agent can't just change the locks even if the tenant hasn't paid rent. As Efour said he needs to go to citizens advice, they can hopefully get the full story and what's the best action for him.

I'd imagine this might takes ages for a reply. Who knows if the landlords is even in the same country?

Find out from him who he rents from, pay them a visit. Problem is they'll probably not be able to give you any info (much less access to the house) without him.

EDIT: I was reading it as if he was too ill to sort himself. Doesn't seem to be the case though. You'll get nowhere without him. As terrible as landlords are they're not in the business of giving others access to a property. Tell him to get hold of the landlords/agent and sort it out. You'll be wasting your time trying to do it for him.

If it's only been weeks I doubt very much he is locked out anyway.

I'm no expert in this, but going off the tv shows, judge rinder and the bailiff programme on channel 5, usually the landlord as to arrange for your friend to collect his stuff.

speak to the landlord, if he has left without notice the LL will have to spend a lot of time and money evicting him. (even thought he is not there) -

If its not been too long get in touch with LL explain the situation agree to immediately vacate the property and hand back the keys (after collecting his stuff), agree to some payment plan on the outstanding rent (if the deposit does not cover it).

if you did the above, personally as a LL id be happy (ish) (assuming its not been weeks and weeks)

he is possibly causing massive issues for the LL the sooner he speaks them and agrees to officially leave the better, and the sooner he does the better the chance of getting his stuff back hassle free (without it getting stolen by an intruder or accidently broken by some how falling down the stairs)

I’m going to have to drop a letter with my contact details.... he said a few months .... sighs. Will have to check situation myself.

A few months......
Wish you the best of luck trying to sort this out, it's going to be a mess. I know he's not been well but friend really needs to get on top of this, he could well already have a CCJ.

Hopefully the landlord can sell some of his expensive electronics to recoup what they have lost in him not paying the rent. :)
