New build - how accurate are speed preditions?

Hi guys,

I'm buying a new flat and hopefully moving in next week. As the whole area has been redeveloped it's got no access to Virgin unfortunately, but does obviously have ADSL (but not fibre yet). How accurate are speed predictions likely to be for a new build?

I ask as Sky (who seem to offer the only affordable unlimited ADSL package) seem to predict my speed at being between 0.6 and 2mbps, that seems incredibly slow for Greater London!
 
It depends on where the exchange is. If they are estimating 0.6-2Mbps then you must be 4km or more from wherever the local exchange is.

In saying that though when I got a speed prediciton on my line it said 4Mbit or something low and I ended up with 21 Mbit with Sky LLU so I would say they are not very accurate.

If you can determine which exchange you'll be connected to you can get a ball park figure based on your straight line distance to the exchange.
 
The nearest exchange is probably less than half a mile as the crow flies, it seems to supply sky so i would assume that will be my exchange. The second nearest is roughly 1.5 miles as the crow flies. I'm not at all an expert, but in both cases i would expect the connection speed to exceed 2mbs. Is there any form of speed calculator independent of the provider?
 
I think speed checks are certainly getting more realistic.
On infinity I was estimated 68/13 - I'm getting 65/15

A friend of mine "stuck in the age" of ADSL Max was estimated 5.2 and ended up with 5.4

Just two recent examples of estimation/actual I've seen recently.
If the fact you're "New Build" is going to make much difference I don't know.
 
Depends on the quality and length of line supplied to the home housing estate. If the line is short, but the line coming to your house isn't the best - your speed will be decreased to a fair amount. It also depends on how many other people are subscribed to that particular BB service within that area. If you're picking a BB service with a high rate of use within the area then you're going to see a slow down in speed and latency times.
 
If you are looking at 1/2 mile or 1 1/2 miles then you should get a prefectly decent speed and it'll be over 2Mbit.

New line provision speed estimates are far more tentative than an actual existing line. What you could try is getting an estimate of a nearby street or three that have been connected for a while and basing your estimate on what they are estimated to get.
