New Build Price Negotiation

To anyone on here that has bought a new build from a developer; did you negotiate on price? Roughly what kind of discount did you get and was there a specific amount you were aiming for? I've seen some nice places near me and have an appointment to go and see them but have no idea on how to approach the price.
 
Depends on the developer, you may find it easier to negotiate for white goods, carpets, lawn being laid, things like that rather than actual money off. We got around £5k off ours, but also had the kitchen fully kitted out, grass laid, carpets and flooring laid and a few other bits and pieces I think. Sister got the deposit paid for on her two new builds, but they wouldn't even entertain that on ours, saying they were allowed to under the help to buy scheme rules.

Totally depends where it is, when it is and your financial situation.

If it's South East, not end of year and you are using a mortgage with Help to Buy then don't expect to pay less than asking price or get stamp duty thrown in on a lower value property.

If it's not South East, near end of year, cash buyer then you have a lot of leverage.

And then anywhere between the two.
 
As per maccapacca it really tends on your location and the current climate in the housing market. You could maybe email and ask if they've had much interest?

I bought a new build flat last year (although it's not ready yet mind) and I got no discount, but then there were nearly 1600 people interested in 11 flats.
 
I got a deal on mine but had to work had for it

We part exchanged our old house against the new one, I spent a good amount of time going backwards and forwards with the developer trying to get a price on our old house that meant we could buy the new one

We reached a stalemate and I had to tell them that I couldn't do it at the price they offered, just over a week later they phoned me back with the offer that I wanted!

Like others have said it massively depends on the timing of it, the more that you have to barter with the better though
 
In the same position as you, just a little further down the line. I got £7,500 off ours with carpets / flooring thrown in too. Having said that, if you're happy - then pay the price you think its worth
 
The OPs location is listed as Reading - I think he has little to no chance of negotiating much of a discount with the housing demand down here at the moment.
 
Yeah it's in Reading but I'm not using help to buy and putting down around 40% deposit. They're built by Cala. Going to see the show homes on Saturday so will report back. I'd prefer a new build to be honest as I am lazy:) House prices here are bloody ridiculous at the moment but I really want to move ASAP.
 
We purchased our newbuild from a developer

Granted we did a part-ex on our old house so discounts aren't usually as good, that said we managed to get the following:

13% off asking price
Landscape Gardens
Carpets and Curtains
Legal Fees Paid

We noticed an access issue to the garage (detached garage) so negotiated a further £8,000 discount. To be fair, we never intended to put the car in there as we use it as a junk room.
 
£12,500 / 4.5% plus stamp duty £6/7k from memory and £1k towards legal fees.

Not as much as I would have liked as a FTB but this was middle of the first phase with only 8 of the particular model (of which 2 remained) and they were going like hot cakes.

As above, it very much depends on your situation as well as the developers and of course demand.

If you are after a large discount on a popular development then you would be looking towards some of the less favourable harder to shift properties.

I had them knock a few options off as they were 'mis-sold' and had them back to re-do bathroom tiling 3 times :D even had them back to lay a drainage chanel in the drive way and then actually relay the whole thing late last year.
