I need a new gaming PC for a second location. i want to be as small as possible but be able to support Top end graphic cards & be as fast or simlair location 1 PC.

Location 1 : 1800x 16GB DDR4 3200 1080TI 2x SSDS

Budget £2000 but cheaper the better.

Resolution: 1080p/2560x1440

Must have
:
Gsync Supported card
Quiet BUt Cool
Small

uses:
Gaming
Light Coding

not sure if MIcro-ATX/MIni iTX?

One problem with its cases , they suck at supporting 1080ti cards, as most are 2.5 to 3 slot cards !

Their thermals rise quite a bit , NZXT 200 can think a 3 slot card just but temps are very high as there's hardly any air gap !

Might not be cool or quite but had power and is about the size of a shoebox !

My basket at Overclockers UK:
Total: £1,677.55 (includes shipping: £11.70)

Small, quiet and high performance pull at three opposite corners of a relationship. You will be looking at compromise here - you won't get absolute silence with a 1080 Ti under load.

I'd say water cooling may go a long way to helping keep temperatures down, but that said - SilentPCReview did an excellent build in a Corsair Carbide Air 240. Aftermarket air cooler on GPU, AIO on the CPU, inverted airflow. I've had similar success with inverted airflow in a cube type case.
