I understand this is a bit of a case specific thing, but we are looking to completely strip and out and renovate our kitchen and bathroom. The kitchen is pretty straight forward, current units are freestanding so would take all of about an hour to remove. Walls could do with being skimmed and we would like new floor and wall tiles and then in with new units etc.... Bathroom is a little more involved. It currently sits in a single skin extension at the back of the house on the ground floor. No plans to move it upstairs as it suits us and its a good size with lots of layout options. We want to bring the bathroom into cavity internally and then new tiles on walls and floor and refit with new sink, bath, loo, and separate shower cubicle. Plumbing should be straight forward for both kitchen and bathroom as a) they are next to each other b) the boiler is in the bathroom c) all existing plumbing (in and out) sits on the same outside wall, so very short pipe and waste runs I would guess.

I am happy to do the majority of stripping out myself if I can co-ordinate with whoever we get to do the job.

In terms of the standard of each room, I would say middle of the road. Not so cheap that things fall apart after a year, and not so elaborate that they break the bank. I am happy to take function over fashion given what we have lived with for the last few years.

I have a figure in my head of £10k max which we would hopefully borrow back on our mortgage to fund.

I spoke to a friend yesterday who said their bathroom cost £7k to refit and whilst nice it isn't tiled with gold :)

So am I being realistic?

Fairly easy job of adding a second skin of lightweight block work with a 50mm insulation batt in the cavity to a single skin wall.

Could look around for Clearance bathroom suites, these are end of lines, you can save quite a few pounds, & it's the same with tiles, I've had some very good deals with 'Topp Tiles' end of lines, stores all around the UK.

Thanks for the tip

As I say, we have lived with the current kitchen/bathroom for a while and whilst being rough around the edges they have both served their purpose. As such, shopping around for end of line materials or clearance bargains isn't going to be too much of a strain.

Is it the done thing to bring in several different trades yourself, or should I be looking for one person to do the bulk of the work and bringing in their own favoured extra tradesmen as necessary? Ideally I'd prefer not to try and co-ordinate it all myself. Whilst I would enjoy this sort of thing and would like to do a few things myself, time isn't on my side.

I known people to source a good kitchen fitter, who then contracts out any building, electrical, plumbing work to his known contacts.

But, there some good family run business, kitchen fitters who are qualified multi trade persons today & offer a complete service, either offering Bespoke Kitchen units, or you can source the kitchen units, work tops & they fit.

You must have some good firms in your area, look for kitchen fitters or Kitchen Planning & Installation on Yell.

I am not aware of any specific companies around here. That is not to say they don't exist of course, but an 'all in one' solution would certainly suit me best.
