New Monitor Decision

In the absence of 4k monitors with high refresh rates I am considering 1440p 144hz v 4k 60hz as a stop gap until there are more 4k high refresh models and more stock available in the market.

I am getting a pc with an Nvidia RTX 3090.

Please help me decide.

I am not looking for cheapest solution but rather the best experience until I can get my preferred 4k high refresh rate monitor.

I would like to know what people think of this:

before the new high refresh rate 4k screens people were using 4k 60hz and were I assume perfectly happy playing games including fps on such screens. So if I get a 4k 60hz monitor then it should be ok for games generally even if not as good for frame rates as a 1440p 144hz monitor? I dont play highly competitive games but would like to experience the FPS in Elite Dangerous Odyseey and a few other titles. Will my experience be a bad one at 60hz refresh or will it be acceptably fine just as it has been for other gamers for several years since 4k came out? Because if it is ok then I would prefer 4k to 1440p and this would answer my question. My 3090 would be under-utilised but I have to accept this until I can get my hands on a 4k high refresh rate monitor.

I am reading that a DP1.2 gpu wont work with a DP1.4 monitor. Is this true? Also lots of monitors have dp 1.2 despite being 1440p 144hz+ rather than dp 1.4. I would apperciate some clarity with regard to Display Ports generally.
