I’m going to be looking for a place to rent soon (within 3 months) and I have no idea about how this works. Obviously I pay the PCM amount as a tenant, but does this include Gas, Water & Electricity?

I think it includes Council Tax, but is the above included or is it depending on the property owner?

You'd have to give context on what you're renting. But if you are renting a whole house then expect to pay everything barring maintenance and repair costs on fixtures and fittings. You would pay for everything you've mentioned above.

All depends on your agreement with the LL ours includes no bills so it's £700PCM for the house then all the council tax and utility bills on top.

Most rentals don't included utility bills, I.E gas, electric council tax etc.
Only ones I've known of are house shares.

The other thing to factor in is you will be asked for a deposit as well as the first months rent. Usually 6-8 weeks rent

Most rentals you pay for the rent which is basically you paying the mortgage for them and you pay everything else apart from when things go wrong with the building they fix it.

I did rent a town house (basically a big house split into 4 quaters) which shared supply with 3 other "houses" so gas/water/elec/internet/phone/council tax was all included in the price. But this is very rare.

I have had 3 rentals now. First all bills were included but it was a house share with own Bedroom+Bathroom and shared kitchen. Second had nothing included and 3rd had water included but it will say in the advert if anything is included. Also ensure you deposit is put in a scheme, Take pictures of EVERYTHING the SECOND you step through the door after having got the keys so you can reference these when moving out if they are trying to charge you unfairly.

It can be difficult to estimate your usage as every house is different. One house may have a crappy boiler but excellent insulation so not likely to need heating or a mid flat with some one of 2/3 of the sides means not much heating where as another place may have gash insulation or energy rating (Like the one you linked earlier)
