newbie question 920 heatsink

hi

i just brought a new pc off gumtree, and it looked fine but on going into bios i noticed cpu temp alarm was disabled, so enabled at 70c and started running a stress test within minutes the alarm was going and i looked at pure temp and it was over 80c , playing left for dead 2 also caused this... so i figure the stock heatsink is the problem.

I want to fit a new heatsink but i dont know which one, the case is an X-Blade 10-Bay Aluminum Mid ATX Gaming Case
so i need one to fit that,its fairly large so i think i'll be okay with most but not sure...

the other key factor is price, i doubt i'll overclock as im too scared to break it , and if i did it only be to 3ghz.

actually thinking theres two more issues too, how do i remove stock heatsink? the thermal compound is it worht buying the remover? and what shall i use with it and in fitting the new one do i HAVE to remove motherboard, to fit the mouting stuff as before i used artic 7 freezer pro or something and it was just a clip based one... is it difficult?! sorry newbie and dont want to break anything if I dont have to by removing motherboard..

Which heatsink is it? guessing its stock.
Just unscrew the pins, and just lift it up, it should just come right off, might need to put a tiny amount of pressure on.

To clean the CPU once the heatsink is off.
And yes its worth it (you can get isopropyl pads or w/e cheap from different places)

Whether not you need to remove the motherboard is dependent on the cooler you are using and if your case has a gap in the motherboard tray for installation of the brackets without removing the MB. Some are just clip in from the front like you said with the 7 freezer pro, some have mounting brackets for the back of the MB.
 
Gaja is a good little cooler.
Alcohol is much cheaper if you can find it.
