Norcot Road, Reading

Hello all,

we are thinking of buying a house in Norcot Road, Reading.
It is the Tilehurst rather than the Oxford Road end.

Is this a good idea as we do not know the area very well, but it is a good house at a good price.

Any information and advice would be greatly received, thanks
 
Hello and welcome. I know Reading quite well; are you from the area? Are you working in Reading, kids, etc? Need more info.

Personally I am not a fan of Tilehurst because it's the wrong side of Reading for me. That said it's extremely good value at the moment.
 
Tilehurst and calcot, both decent areas that have their good and bad parts. Depends where you will work, if you want schools etc.

Definitely stay clear of Oxford road.
 
How close to the top? The primary school half way up hasn't had good reports so I would look elsewhere if you have young kids. The pub at the top isn't great either. But the Indian, chip shop and Chinese are all fine.
It's an OK area and good value. Wife used to live there and her parents live close.
 
Thanks all. No it is just myself and my wife and we do not work in Reading but it is good commuter distance for me to London and my wife to Eton.
The location in Norcot Road is at the top end about 400 metres from the Co-op on School Road. I quite liked the area as it has everything in the way of amenities etc...
Any advice is great, thanks.
 
We almost purchased a place near the top, but the drive was too small.
How will you travel to London? Tilehurst station? There is a great bus route, the 17 that goes to town as often as every 7 minutes and even hourly through the night. But it takes 30minutes to get to town.

If I was going to be really fussy I would say around city Road is nicer, as Norcot Road and school roadb/Park lane are busy, but still reasonably priced.

Reading on the whole lacks character, but has a very high rate of employment

The important question here is how do you plan on getting to London? M4 traffic is mental.
 
The train link is under 30mins from Reading Central to Paddington :)

For a hefty fee though :( Is it easy to get to Reading from Tilehurst? Reading West would be a fair walk. Is Tilehurst the stop before Reading West?
 
Yes planning to use the train myself. We have a budget of about 300k. I know Reading a little and the area seemed ok, but need to have a look in the evening.

Any house you like the look of has probably been sold by the time you want to view it. Reading is crazy at the moment.
 
I've just bought a house in what the estate agents seem to refer to as Caversham Borders, which is the area between the Thames and main train station. It seems like a really nice area so far, the city centre is pretty good from a shopping point of view and the station has just had a load of money spend on it so is very modern.

The trains are hilariously out of date (slam door) but I understand that the whole line is being electrified and new trains will come in then, plus in a few years time it will be on Crossrail which should help both journey times and (I hope) increase the value of the houses near the station. For £300k you could easily get a 2 1/2 - 3 bed terraced in this area or a smaller house in Caversham.
 
Caversham is great as long as you don't have to commute to the other side of the river...if you do then prepare for some horrendous traffic. Once Crossrail arrives we are laughing in reading, house prices are going to go up even more than they already are.

At least 19 buyers for each available property apparently.

I'm just waiting for Crossrail to start, as myself and the missus, due to work, are happy to move out of town into back into the sticks, where the prices are on rising anywhere near as much. Should be quids in.
 
We're considering moving out of Reading soon to Wokingham (back for me as I grew up around there). It's a better place to raise a family and closer to my work. However it's not as well connected as Reading and it's so convenient being able to walk into the town centre.
