Not sure what to upgrade first

Looking to upgrade my rig
I use it mainly for gaming and Lightroom
not sure as to what to upgrade first
Any help is greatly appreciated
Budget is around £300-£400

This would be my choice of upgrade, new Gpu and Psu, and a new case. Then if you are struggling with any Lightroom apps, upgrade Cpu amd mobo.
