I'm building a new box for the upcoming 9800x3d release.
It'll primarily be for flight sims, and think I've picked out suitable parts, but wondered if it could be optimised by spending a little more, or even by choosing something cheaper where I'd not lose anything perceptible?

This is my shopping cart at the moment:

1 X Asrock X670E Pro RS (Socket AM5) DDR5 ATX Motherboard - £279.98
SKU
: MB-18S-AK

1 X G.Skill Trident Z5 Neo EXPO RGB 64GB (2x32GB) DDR5 PC5-48000C30 6000MHz Dual Channel Kit - £230.00
SKU
: MEM-GSK-01357

1 X Antec C5 ARGB Midi Tower - Black - £109.99
SKU
: CAS-ATC-02729

1 X Lian Li Galahad II LCD Performance AIO 280mm CPU Water Cooler - Black - £129.95
SKU
: COO-LIA-00529

Grand Total: £749.92

I have a new 1000W power supply ready to go in.
I'm borrowing a 3080Ti, and stealing a 2TB nvme from my "old" box.
Will likely end up with 3 nvme's, and a 5080 (or 5090) next year.

or even by choosing something cheaper where I'd not lose anything perceptible?
How much cheaper do you want to be?

Here's one combo:

My basket at OcUK:

Total: £475.50 (includes delivery: £11.98)

You would lose a little performance with the slower RAM, but since X3D CPUs are not very sensitive to memory speed, I doubt you will lose much.

The motherboard has 3 M.2 slots so fine with your planned 3, but that's 2 down on the board in your spec.

If you don't care about PCI-E 5.0/USB4 you could get an even cheaper B650 board with 3x M.2.

Will I not need PCI-E 5 for the Nvidea 5080 in the coming year ?
The 4090 (PCI-E 4.0) doesn't lose much performance in a PCI-E 3.0 board, so I would assume that the loss will be minimal, but I'd personally recommend you don't cheap out on the motherboard to that extent if you're going to spend £1000+ on a 5080. The board I suggested would be fine (has PCI-E 5.0 and USB4) and saves you £60, assuming you don't mind the lost lanes/M.2 slots.
