Hi guys,

We’re currently renovating our house and some original plans have changed and now I’m considering an outbuilding at the bottom of our garden as a games room. Ideally we want a bar/lounging area, pool table and darts board so a decent size needed.

The question is what is best for longevity and price? I suspect nothing will beat an actual brick building, but is this better value than actual ‘wooden’ outbuildings you can buy?

Budget was around 10-15k.

Any help appreciated.
 
Do you have any photos of the type of building you like? Are you looking to self build or hire someone?

Edit: may be worth looking at log cabins, my friends parents have a large one with a pool table and adjoining office, we used to pre drink in there almost 20 years ago(!) and it's still going strong.

I’m not 100% certain specifics but check adding an out building doesn’t affect your planning permission. We had to resubmit ours for a garden shed, although this was while it was still going through approval.

If you haven’t already I’d check with your architect. How’s it coming along anyway? Foundations in place?
 
Might be a stupid question, but does it absolutely have to be a heated year-round building, or could it just be a covered area?

Cheers all. The 'budget' is flexible, tbh I looked at pre build outbuildings and they seemed to start at around £10k.

@Jimbeam3678 It's all gone to pot really, we want so much done to the house that the expense of the extension is starting to be an issue. We were working to a 52sqm and thats going to cost around 160k+ VAT. We aren't sure its worth it. Considering other options at the moment..
 
Sips building would be around that type of budget but remember with anything the ground works also cost. We had a 7x5 m 2 storey garage quoted up in sips and it was around 20k but the base is already in place.
 
One thing to bear in mind with pool/snooker tables in outbuildings is that the cloths do not like moisture.

If you are someone that plays pool with a modicum of competitiveness, a moist cloth is pants.

In case you’re in any doubt that figure is about right, we had ours done and it was 25sqm. From nothing to living in it cost just short of 100k inc vat.

I guess only you can decide if it’s worth it or not. We’re happy with ours and plan to stay here in the long term as the street is quiet, no idiots etc. No getting around it though extensions are expensive and seemingly builders and trades are in demand.
