The roof on my house needs some strengthening (adding purlins, struts etc....). If my builder uses masonry joist hangers to support the additional purlins to the party walls, do I need to get a Party Wall Agreement from my neighbours beforehand?

Anyone have experience?

iirc you have to get agreement for any work
It's a tricky one if any work was the definition hanging a picture or cupboard on the party wall would need agreement! seek expert advice but expect to be told to get one just in case particularly if you live in London where this is big business!

Let me rephrase that then, any structural changes would need agreement

I remember finding all the relevant info from the council website and template agreements on the Web when I did it

As above really, it needn't cost anything if your neighbour is reasonable they'll be happy to sign the PWA you can download from above. For your part, try to make sure the work is done at reasonable times :).

do you need a party wall agreement if you are doing work on your side of a double skinned wall ?
the particular case I am asking about it is a double-skinned breezeblock wall, 2 holes were created to insert 2 purlins and then cemented over afterwards.

didn't have a neighbour living in the house next to me at the time the work took place, tenant was seriously ill in hospital and I have/had no contact for the landlord.

House is now empty and up for sale so new owner wouldn't know about it anyway.

Yeah you would likely need an agreement for that but if no one knows except the whole of ocuk forums then unless there’s and damage on their side then you would probably be fine

Yes you would. Given that its done and dusted now probably no harm no foul as it is unlikely the new owner is going to complain about it.

Unless of course they are on OcUK and can work out who you are :p.

Next door (terraced house) are busy having a loft conversion done. Their builders have been drilling very loudly all week, I assume into the party wall, should there be a party wall agreement in place?

Looks like it's going to be a big one, they got scaffold up and half the roof ripped off too.

Yes they should. I'm talking to my neighbour now about our loft conversion and signing a PWA. In most loft conversions they put new steel supports into the party wall(s).

They have been putting steels in today, saw them being delivered this morning.

I went up into my loft this afternoon to check the wall as a few times this morning it sounded like they had drilled right through the wall but everything looks OK at least.

Are you referring to the fire break party wall in the loft space? If so, it’s very important this remains complete and sealed as good as possible to prevent spread in the unlikely event of a fire

In my loft the walls between the houses (terraced) are normal bricks doubled skinned. No breeze blocks as they are 100+ year old houses.

Quick update on my situation.
I sent Party Wall letters to my neighbours and both have signed with no issue, so really pleased with that. I have taken photos of the condition of the roof space on both sides prior to works, and will do so again after completion. Neighbours will get copies of all the photos.

One neighbour even asked for the name of the Structural Engineer I used as they see their roof is sagging as well an want to check it.

I'd be happy if my neighbour did this and I would have course sign away, just not happy when people think they can take you for a ride by not doing this in the first place.

It's hard to imagine your neighbour wasn't advised by anyone of the existence of the party wall agreement, even if it was just a passing mention. Particularly for major works like a loft conversion.
