Playing games on TV downstairs- Steam link assistance

Hi All,
Im looking to keep my pc in my office but play certain games in my PC in living room.
So far I have the following set up

Computer TP linked to Router and I have tried the steam app on my TV. The TV is using a wireless connection but router is in the same room and signal is strong.

There seems to be a fair bit of lag between the tv and the PC- any ideas on how to speed this up?
Is the physical steamlink still worth buying?
In addition is there an easy way to link peripherals downstairs to my upstairs pc as im unsure if the bluetooth signal would be strong enough.

I found Steamlink to add too much latency.

This was using gigabit LAN on both the pc and Steamlink.

Rocket League felt horrible on it. Threw mine in the bin.
 
Ditch wifi and ditch powerline, this is a job for actual cable if you want anything near an acceptable outcome.

I find Powerlines to work OK for this - I have the TPlink AV1300 ones and can play fine with no problems (they sync at ~500-700mb) - it does of course depending on your home wiring.
