Plumbers, TMV problem need advice.

Hey all

I fitted a cheapy thermostatic mixer shower/tap to the bath that's been working fine for the last two years.

Last week the shower was only coming out lukewarm.
I tested some other taps in the house to make sure it wasn't a problem with the boiler and water is running red hot every where else.

Today I took the Valve cartridge out of the mixer tap to see if it was full of limescale.
Surprisingly it looked okay. I gave it a good wash and lots of black deposits came out of it.
Not entirely sure what they are, like small bits of grit but not sure if metal or not.

I soaked the valve cartridge in limescale remover to be sure and re-fitted it.

It doesn't seem to have made much difference.


There is also a thermostatic mixing valve under the bath in the most awkward position possible.
It's already set to the hottest setting.

I'm not sure if there is a problem with the tap valve cartridge or with the TMV under the bath.

Hoping it's the tap valve as the TMV is a nightmare to get to.
Also the tap valve is only a tenner.


So question is should I just replace the tap valve for a new one and see if that solves the issue.

Is there any thing else I should be checking?

If not and it turns out to be the TMV can I just remove it completely and run the hot and cold feeds directly into the tap?

The TMV under the bath is a pain in the arse any way.

Space is extremely limited. I can't even get my hand to the left side of the TMV.
 
Yep its a mess but that's how it was when we bought the house, I've not touched the pipe work only change the tap over for a new one.

I can understand why they've used push fittings, the photos don't really show how awkward it is to get at.

Using the shower this morning it was actually a lot better so it might just be a new tap valve is in order.

Are there any regulations for having a TMV?

It was a disabled lady who owned the house before us so guessing that's why it was installed.

Is there any reason why I can't remove it completely and just plumb straight into the tap, it would tidy the mess up.
