Apparently my line gives the below:

Your line will typically support up to 25.6Mbps download (Min. 13.1Mbps and Max. 38.2Mbps), 5.3Mbps upload

However I get the absolute minimum 13 Mbps and less than 2Mbps upload. The cabinet I'm connected to is connected by fibre to the exchange and I must be 600m from the cabinet. I also suspect the cabinet is full.

Would this be why I only get the bare minimum speed? Just seems a coincidence that I only get the slowest speed the line supports.

As an aside this area is supposed to get FTTP this year but absolutely no sign of it so far!

You could have an impacted line e.g. cross talk or a bridge tap.

You should ensure everything is spot on your end though. Is your router connected via extension or master socket, any filters etc? Is your phone line clear of any noise or interference?

If not already I'd connect up to master socket, remove any un-needed extensions, fit a newer BT VDSL pre-filtered faceplate etc.

That's a rough estimate and it sounds like it roughly ties in with the BT estimates. You can try the usual in house things like swapping filter, making sure your extension (if any) is god quality not cheap aluminium.

It doesn't cost anything to make a call to the ISP to get them to check the line, they should flag up any issues if there are any.

Thanks. The line comes in to an Openreach socket. Fliter plugged into that and then the landline and router plug into the BT Echolife HG612 modem which connects to the Net gear Nighthawk X4S router. The router is wired into my netgear 8 port switch, the PC is wired into that.

The ISP has checked it before but I think I was fobbed off and the speed went up a few Mbps then dropped back again.

You could try changing the filter and the cable from filter to your HG612. I'd try to dropping the connection too many times or DLM will make things worse. Maybe power off, swap everything and power back up? A resync from the modem "may" help but doubtful.

Once you're happy you have done your bit internally you can look at other aspects. Have you tried testing from the BT Wholesale site? Could be bad speedtester or busy servers. Once you are happy the problem can't be in your house you should be able to raise a fault to the ISP for slow sync speeds. They should be able to run some enhanced testing.

Is the phone line noisy or crackling? Could be worth checking.

Do a quiet line test by calling 17070.

Also regarding line speed v distance, much is down to the quality of cable and also if it's underground or overground.
