Poor overclock ? - Poor performance

I've got the following:

512mb 4850
e2180 @ 2.8
4gb 5300 mem

I'm playing at 1280x1024, and i'm noticing poor performance. In Dirt , on a track with other cars, offline im gettign around 25 fps, (settings maxed out, aa @ 2x ), in CSS everything s maxed out but im getting approx 60 fps... Is this to be expected or have i got a problem somewhere?... The overclock is very stable, no blue screens or crashes or anything since i clocked it ( a number of months ago) prime 95 stable etc, etc....

The one thing i did notcie was that the memory was really stuggling, and at its stock voltage i don't think i could push it much higher.. so could a poor overclock be causing poor performance, or is this not poor performance?....
 
hmm i'm at 1.35v on my cpu atm .. and thats as high as i really wanted to go .. so yeh i may get some faster ram..


-- is this poor FPS from these games on these settings?
 
erm... i dont exactly know what that means.. as i say it may be a poor overclock, stable but poor... here are my cpuz values :

Core speed: 2750
BUS speed: 275.8
FSB: 1103


Memory:
Frequencey 344.8
FSB:DRAM 4:5
5,5,5,15,2t
 
I've had a look in the bios but i cant find specifically a divider, or ratio... the lowest i can seem to set my memory is 667 ... Should i keep the memory the same and fiddle with the FSB?..


EDIT- I tried 333fsb at a 1:1 ration, with the cpu multiplier at 9.. but it bluescreend before getting into windows..
- I've now put it at 330 at a 1:1 ratio,(2.97 ghz) cpu multiplier teh same, and its booted up.. just going to prime it in a sec....
EDIT- Was not prime stable... changed fsb to 320 ...
320 ran prime stable for 15 mins , no errors or anything, so that seems good.

temps were a little high for my likeing..:
System: 37
CPU: 67
Aux: 15 (?)
Cpu 0 : 57
Cpu 1 : 57

- hwoever idle temps are much lower : CPu 46, cpu 0,1 :35


One thing confused me though... : the voltage is set to 1.375 in the bios... cpuz reads 1.355 though, and the same with speed fan.. but under the stress test this voltage actually went down.... to 1.335

So i've only really gone from 2.75 to 2.88ghz, hardly fantastic, but i've noticed a slight increase in performance.. In Dirt the FPS are a lot more stable, - the minimum FPS has increased , which makes a clear difference, and the average fps is slightly higher... I'd still liek to know why voltage appears to drop during load, and i'm convinced the 120mm fan on the back of my pc is pointing the wrong way... but yeh for a little fiddle i think its been quite sucessful, and no horrible overclocks where i have to reset the cmos.... thanks very much.. any further advice would be great..
