Preinstalled games on the 3DS

Hi guys, just have a few questions regarding the above.
I am trying to sell a Mario Kart Edition 3DS XL which as you can tell, came with Mario Kart 7.

Im wondering, if I did a system reset, will the game still be there?
Is it tied to my Nintendo account?

Also, when I registered my 3DS and a pokemon game, I got Super Mario 3D Land for free and so I downloaded it.
Again, same questions as before.

I had only though about these after I put up a for sale thread.
And I don't want to say that the console will come with these games preinstalled if they will be deleted when I perform a factory reset.

You can transfer from one 3ds to another but if you wipe you will lose the games sadly.

Hmm, I don't have another 3ds to transfer to.
If the games aren't linked to my eShop account, I can probably get away with just deactivating/unlinking my account?
