Property Search for New Builds?

Is there a Zoopla/Right Move style search for new developments, or even just somewhere that lists all new house developments? They are rarely in Zoopla results as they are sold well in advance of being finished, and at the moment I'm basically having to Google "new build surrey" and open the top 50 results and see what's being build by each developer randomly.

It doesn't show developments currently in process. I've viewed a new build and enquired about about 5 more in Surrey that aren't on any of those sites. The only new builds on Right Move are private builds or the last few at developments, which seem to be show homes or similar.

Edit: it actually looks like its when an estate agent gets involved that it appears on Right Move etc, and most larger developments will sell the houses them self rather than through an agent, hence not being on those sites.

Even something like a council list of approved planning permission for large developments would help.

There isn't anything, your best bet is The Metro daily and chase through each advert if Surrey.

Do you know what you're looking for? Volume built or quality? Sign up to the developer you most think you want to buy from.

That's the problem, we don't know what developers are out there without having to trawl through Google results.

You should be able to go to any sales office on any development and ask about others in the area.
Do this for the major players and you should get a good idea.

You should also be able to see on your local council site a list of approved planning applications. There may not be any further info online until the particular developer releases it.

Rightmove and Zoopla in our area shows all new developments, even if they are currently being built.

Must just be your area, or the developers in your area more like.

Yeah I think its the lack of estate agents that prevents them showing on Right Move. All the developers are selling them direct.

Planning approvals would be public anyway, wouldn't they? So no need for an FOI request? I'd also want something I can recheck regularly.

Sounds like Google is still my best bet.

Does it have to be a new build, i find new properties totally soulless :(

Unless I find £70k down the back of the sofa, yes. What we can afford in a New Build + Help to Buy is world's ahead of what we can buy in the existing housing market. Its also the difference between 75% and 95% mortgages.

Case in point, the new build I saw in the week has just turned up on Zoopla. The last 2 properties in a development of 50+ are all that is left, with over half not yet built. So they have sold 95% of the properties before anything appears on a search site.

Persimmon/Charles Church put new builds on Zoopla/Rightmove directly. But these are developments that have been on the go for years rather than one that hasn't started yet.

They have 2 large developments near me and I'm sick of seeing them pop up in my searches with the crappy artist impression of what the house may look like.

Do they list every plot seperately? That would be rather annoying.

They seem to list every type of house e.g. "the crunchie" with some drawing of what it meant to look like. They then seem to repost the ads every few days so they always appear at the top.

Tbh I'd be happy with that, but there are 2 houses in the whole of Surrey that show up on Right Move in my range, yet I know of loads in developments. Although having checked Charles Church does list them like you said, but the only development near me is lolwtf expensive so doesn't fall in my search.

Charles Church is the premium brand of Persimmon so expect the prices to be lolwtf. Even though they are building them in my town right next to the normal Persimmon ones on same estate.
