so currently got a 1800X but due to my development workload i'm going to make that a pure dev box.

so i need a pure gaming build for 1080p 240hz
whats your thoughts on this spec? (the speed binned is only £40 more for decent OC chip (458 vs 499)

Hold out for Intel 9th Gen next month? If you are willing to spend £500 on a CPU then maybe the new 9900k would be a good option for you?
What GPU are you putting in it?
I'm assuming you have SSD's and have not forgotten about storage?
Do you need the 850w PSU? you could easily go down to 750w or even maybe a 650w of the same brand?

got a 1080ti here in the 1800x build. storage oh i new i forgot somthing :d

850W = less fan spin/quieter in theory

The 970 EVO wont give you any performance increase in windows load times or games, their performance can only really be leveraged when being used for professional workloads and server applications.
